This morning, a client called me, and we were chatting about their goals when they asked a question I hear all the time:

"So, what kind of deals are you guys finding right now?"

It’s a tough one to answer. Because we run a bespoke service — we search for exactly what each client wants — the deals we’re finding are the ones that match those briefs. That might not be what you want.

Most investors would be surprised at how varied our clients' briefs are — deep down we all have a confirmation bias that what we are working towards is the best (if not only) way. However, this makes sense when I remind that the age, resources, financial and lifestyle goals, timelines, risk-profiles and knowledge of each of our customers is completely different. So of course, the types of properties we hunt for everyone won't all be the same. 

So I can’t just point at our website to browse properties that we’ve sourced. No sample can be representative of everything we do in the market. Anything on there is only there because one of our clients said, “perfect, please find me something like that.”

So instead of giving a vague or overly complex answer, I thought it might help to share some of the client buying briefs we're working with right now. We're actively sourcing properties for these eight completely different types of buyers.

Perhaps you will see someone you can relate to below, or you might be looking for something different again. Either way, we meet our clients where they are, so get in touch. 

Client 1 - A Kiwi living overseas, close to retirement

This investor owns property in New Zealand and wants to add another — and have two pay for one heading into retirement. They wanted hassle-free, in a good area. So, we’re looking in city centres for properties with land — something that offers future flexibility. In 10 years, another property cycle has come so they might sell to a developer, or perhaps unlock value themselves by adding a dwelling herself.

Client 2 - Owns four rentals, wants a fifth — but to diversify to a new market.

They’ve never invested outside their area, never used a property manager, and don’t know anyone in the target location. They’re relying on us not just for the deal but for assembling a team and giving them the confidence to act from a distance. They’ve got experience but need boots on the ground.

Client 3 - High-earning expat, offshore, returning to NZ in 15 years.

They’ve got a strong investment portfolio in stocks but wanted to hedge against the NZ property market running away on them while they’re gone. They don’t need a trophy property now — they want smart investments in good areas that build wealth over time, with the potential to live in one or sell and then buy that dream home when they are ready.

Client 4 - Just getting started, needs to create something in the deal.

This client has some equity in their own home and want to actively build a portfolio but needs to create more equity as they go (the good old BRRR approach) so they don't get stuck. These folks are ready to take on a bit of a project — as long as we can help them identify any searious deal-killers during due diligence and give good intel on the streets and area (important when you're in lower socio-economic areas). For them, nailing the first deal is everything. A bad one could stop their journey before it starts.

Client 5 - Has a nest egg and wants a safe and secure income.

Our client is setting the rest of their life set up, but is worried about making a mistake with their nest egg. We encouraged them to get independent financial advice before doing anything because there is more to investment than just properties. Their brief sounds simple — low-maintenance, decent yield, central location — but it’s actually one of the more competitive to get right. We’re taking it slow but are excited to help.

Client 6 - Busy working couple with kids and full calendars.

Our clients already own a home and have great incomes but absolutely no spare time. They just want a simple, clean investment that performs — nothing fancy, but it has to have land and car parking so families will enjoy living there and they can easily sell when the time is right. We're managing the whole process, in a new market for them, so they can focus on work and family.

Client 7 - Seasoned investor who doesn’t feel wealthy yet.

This client has been investing for over a decade and are equity rich and cashflow poor. I ran a paid portfolio review session, modelled yields vs today's values, and we identified that some of their properties had outgrown their usefulness. We’re now helping them sell and reinvest into higher-yielding multi-unit properties.

Client 8 - Skipping residential altogether.

This client is a business owner exploring commercial property instead. They’ve reached a level of success where they want investment at scale. Yes, commercial comes with risks — vacancy can hurt — but they have the resources to ride that out. They’re looking to create a second large wealth pillar and want help finding a cornerstone asset.

So, as you can see — eight completely different briefs, all active right now. And that’s just a fraction of the clients we are working with.
