This property was an off market deal through a lead from one of my iFindProperty colleagues. I was asked whether I might have a buyer for this multi income property in Invercargill.
After viewing the property with the Property Manager, I presented the property to one of my General Buyer clients who is based in Auckland and was looking for a high yielding property in Invercargill.
The property was a single storey dwelling, divided into two flats. Flat A consisted of one bedroom, sunroom, kitchen/dining/lounge and combined bathroom/laundry. Flat B consisted of two bedrooms, kitchen/dining/lounge, separate toilet and combined bathroom/laundry. The property is situated in the suburb of Appleby.
A building report was supplied by the vendor and while there were some repairs and maintenance jobs to work through, the property was structural sound.
The only issue that took some time to work through was a garage that was not in great condition and was unsafe.
My client decided to take the cost of sorting this situation considering the low purchase price and very strong rental yield.
Since this purchase, this client has subsequently purchase a second high yielding on-market investment property through iFindproperty.
