This is the second Rotorua property that we’ve bought with the help of Kara from the iFindProperty team.

At the time, while we had a mortgage pre-approval in place, I was not actively searching for a property due to my very busy work and family schedule. However, I did have my eye on the newsletters from iFindProperty, and when I saw an interesting high-yield property pop up, I decided to get in touch. Kara then sent through further property details, which continued to look good to me.

As the vendor was selling privately, they only wanted to deal with clients who had a contract in place. Once we were satisfied with the property's details on paper, Kara helped negotiate and put through a sale and purchase contract with a strong due diligence clause, which would have allowed us to pull out at any time for any reason if we felt something wasn’t right.

Once signed, she helped arrange a good viewing time with the vendor and current tenants, and also arranged the building inspector. Because it was a private sale, the bank also wanted to send over a registered valuer to confirm that the purchase price was fair, and Kara helped communicate and arrange a viewing time for them.

On the arranged viewing day, we set off from Auckland and arrived at a Rotorua experiencing extremely heavy rain, apparently one of the heaviest Rotorua has seen in a while. While the property itself was in great condition, the heavy rain did allow us to observe some pooling around the property which I felt was a little concerning. After we left, Kara helped suggest a suitable local drainlayer who was able to inspect the property and give the all-clear, just noting that, fortunately, only minor fixes would be required to fix pooling on the rare days with extreme rain.

From there we went on to complete the rest of the due diligence without issue and finally go unconditional.
