[Done Deal] Dual Income for a Premium Buyer Client

Recently purchased through our Buyer’s Agency service, this purchase is an example of a smart multi-income investment in one of Dunedin’s prime suburbs.
Initially, the client came to me to discuss the investment opportunities in the Queenstown market. Once we worked through some examples, it was clear the yields were just not going to be high enough. We shifted the focus to Dunedin, and I shared some recent client deals and sales in their price bracket, which helped nail down the Investment Brief. Initially, the client was not too keen on the idea of trying to do a reno from a distance, but then I shared this opportunity, which had some future add value as it was well under-rented but did need a little bit of love to maximise the yield.
The kicker for this dual-income, 2 x 2 bed/1 bath property was the great location. Multi-income properties in this location are a rare offering at 7%+ Gross Yield.
The units were not healthy homes compliant, so we negotiated around that issue, and I shared referrals for property managers, insurance brokers, contractors, etc., and we got to work pulling some more information together during the DD process to a point where the client was confident to “pull the trigger” and go unconditional on the property.
We also found out that the zoning allowed for some further development in the future, which was a great bonus.
The client was very pleased with the outcome.
