Recently purchased through our Buyer’s Agency service, this purchase is a prime example of a smart student investment acquisition.
Initially, my client’s investment brief was for a multi-income investment property outside any hazard zones and with good yields and little or no reno required. After sharing a few recent sales, client deals and spending time up-skilling my clients around the unique Dunedin student investment market, they decided to also consider a standalone student investment property in their brief.
We also found on analysis, that quite often the yields from multi-incomes were not as attractive as first thought due to the much higher rates and insurance costs.

I was one of the first to view this property when advertised and shared it with my Premium Buyer clients. This property sat above the prevailing low-risk, flood hazard area but was very close to the Uni and the Polytech, met the client's budget and gross yield expectations and was slightly under-rented.
The property also offered future add-value: the potential to add two further bedrooms to the site, with it being in a medium-density zone. They may never do this, but it is an option for their future.
The thorough due diligence process did produce a couple of red flags that we worked through one by one. During the negotiation process, the vendor committed to completing some small upgrades/fixes on the property prior to the property settling, so great outcome for my clients.
During this time, we also managed to get a few future add-value projects quoted, eg, double glazing and a new north-facing deck, and my clients were able to take this into consideration before confirming.
